3. Marketing, Advertising, and Rent

We list our properties on the internet portal On the Market and had registered tenants looking for their new homes. To get your best return, we advise on what level of rent can be expected for a property, and due to our extensive knowledge of the local area, we can show you details of similar properties that have let for a similar figure.
4. Repairs and Maintenance
Every property needs looking after. We carry out regular inspections to ensure that the tenant is taking care of your property, and to check if there are any maintenance issues. We also provide a 24/7 reporting system that our tenant can use to report us of any maintenance issues to ensure they are taken care of efficiently. As such, we have a panel of qualified tradespeople who we call upon to make repairs, maintain gardens, and carry our annual tasks.
5. Paperwork
We deal with all the paperwork involved in letting. Taking up references on new tenants, carrying out credit checks, confirming a tenants employment details, and checking their right to rent in the UK is just the tip of the iceberg of what we take care of.
It is our responsibility to draw up the tenancy agreement and collate the required gas and electrical certificates, as well as an Energy Performance Certificate.

7. Complying with deposit law
We deal with matters concerning the security deposit that is paid by the tenant at the start of the tenancy. This money, equivalent to 6 weeks’ rent, is held by us on behalf of the landlord as a safeguard against the tenant causing damage to the property. By law, these deposits must be registered with a government approved tenancy deposit scheme. We are part of DPS.
8. Safety Legislation
There are several pieces of legislation in place to protect the safety of tenants and landlords. We ensure that every property follows these rules. A property with a gas supply must have an annual maintenance check, and a gas safety certificate must be provided by a qualified gas engineer. If electrical items are provided by the landlord, we ensure they are safety tested by an electrical engineer. Any soft furnishings must comply with fire safety regulations.
Whilst we do handle these matters, the legal responsibility does remain with the landlord.
9. Maintenance Float
As we offer such a high level of service, with dedicated members of staff, we hope that you would entrust us with carrying out necessary repairs up to a certain value without reference to yourselves. This requires us to keep a sum of money as a “float” for the event that repairs are needed, and we will account for the money as it is spent.
